The Luxury Market Isn’t Waiting. Should You?

Waiting has become a familiar theme in real estate. Waiting for rates to change. Waiting for prices to soften. Waiting for a clearer signal that it’s time to make a move.

But luxury buyers and sellers need to look closely at their own market before assuming the broader headlines tell the whole story.

A national housing trend can offer perspective. It can’t tell you how much competition a particular home will face, what buyers in a specific neighborhood are willing to pay, or whether a property is priced to attract serious interest.

Rates Are Part of the Picture

On September 16, the Federal Reserve raised its benchmark interest rate by 25 basis points to 3.75%–4.00%. That decision keeps borrowing costs in focus for buyers weighing their next move.

Still, a rate decision alone doesn’t answer the question every buyer and seller is asking: Does making a move make sense for me right now?

That takes a closer look at the property, the local competition, the financial picture, and the reason behind the move.

What Buyers and Sellers Should Watch

For buyers, I would focus on recent comparable sales, available inventory, and how long similar homes are taking to sell. Those details help reveal whether an asking price leaves room to negotiate.

For sellers, I would start with preparation and positioning. The price, presentation, and marketing should give buyers a clear reason to choose your home over the other options available.

Neither decision needs to depend on predicting the next headline.

Waiting can be a strategy. It should have a reason behind it.

Before putting your plans on hold, understand what’s happening in the market where you actually want to buy or sell. That’s where a useful conversation begins.
