Newport Beach Real Estate &
Local Guide
Living in Newport Beach means the water is never far from everyday life. Mornings on the harbor, walks along the beach, coffee in Corona del Mar, dinner on the Peninsula, or an afternoon on Balboa Island—it’s a community where being outside and near the water is simply part of the lifestyle.
And while Newport Beach is known for its coastline, it’s the variety of neighborhoods, local restaurants, shops, schools and tight-knit communities that make people stay. Each pocket has its own personality, giving buyers the opportunity to find a part of Newport Beach that truly feels like home.
Find Your Neighborhood.
One of the best things about Newport Beach is that every neighborhood has its own personality. From the walkability and village feel of Corona del Mar and Balboa Island to harbor living, family-friendly neighborhoods and the privacy of Newport Coast, finding the right home starts with finding the part of Newport Beach that fits how you actually want to live.
Deborah’s local knowledge can help you understand those little differences that you won’t always find in a listing.
Deborah’s Favorite Places.
Deborah’s picks for an easy Newport Beach bite: Todos Santos on Balboa Island, Lighthouse Cafe on the Newport Peninsula, and Galley Cafe on Bayside Drive.
And yes—they all have bike parking. Because in Newport Beach, sometimes the best way to grab lunch is on two wheels. Grab a bike, pick a direction and make lunch part of the ride.
And for shopping: Stop by The Shore at Lido Marina Village. With rotating pop-ups and an ever-changing mix of vendors, there’s almost always something new to discover—and it’s a great way to shop small and support the local community.
Get Outside.
In Newport Beach, the water isn’t just the view—it’s part of how you get around. Rent a kayak at the Newport Aquatic Center, cruise the harbor in a Duffy from Lido Marina, or hop on the Balboa Island Ferry and make the crossing part of the adventure. When the sun goes down, head toward the Balboa Fun Zone and Peninsula for a little nightlife, drinks and plenty of people-watching. Add miles of beaches, bike paths and harbor walks, and getting outside here is less of an activity and more of a way of life.
Deborah’s Local Tip: The Berry Stand on Balboa Island is superior to any grocery store.
